[Tutored]When going out of the car wash business

I am a big believer in learning from mistakes or learning from history. I have to review what I have done in this business so that I won't make the same mistakes next time. 
I have run this business for over a year and half. I used to believe this business was so profitable and easy to operate as I had been told. The start was not very good. I was so inept at handling the things that involved my financial backer. I only saw what I wanted to. As time went by, I realized that how ignorant I was about the business contract. I was mortified by this ignorance. I did not know the traditional ROI(Return On Investment), how to set up the relationship with a investor and the characteristics of this car wash business. If I had researched the trend on the real estate investment in Canada, I wouldn't make a deal with the investor on this business. I also underestimated the car wash business. This business needs a lot of manpower, maintenances and etc. I usually need 7 or 8 people to run this business. When someone calls in sick or leave earlier during the day, my wife and I have to cover for them without any choices. If it is going well according to the schedule, It make us feel that we have a good business. but something always happens like bad weather, employees who don't fit in, etc. Sometimes we have to work all day by ourselves. The good things was trumped by the bad things. In terms of maintenance, I realized that I was not cut out for this kind of job. Working with my hands was not my preference. I like to work with my brain. This business needs high maintenance all the time. I have to fix something every day. The part I am good at doesn't get me far enough. There are always some new problems for me. I failed myself to adapt this business. My body was damaged by this hard work and the inadequate skill to run this business. I failed to draw more customers. My hands are tied by the contract and the revenue. If the revenue was high enough to reinvest the profit to improve the system and the business, I am willing to do that. The contract with my is limiting. The investor gets the fixed dividened whether I spend the part of the revenue to this business or not. My ideas to improve this business was hindered by the low bank account balance. We must see the business in the long term. I saw this business with nearsighted vision.
Mistakes I made:
- I didn't look up the trend of investment
- I overestimated the car wash business.
- I underestimated the manpower availability.
- My knowledge of tools and machinery was too shallow.
- My body was not strong enough for physical job. I did not work out harder.
